Anzen Team Wears Many Hats and Their Impact on the Community is Profound! Anzen joined Golden Lakes Phase B in January 2020, and, wow, what a change! Dana Jitcov owns Anzen Group and currently employs a hard-working team of maintenance, accounting staff, and office workers to run our vast complex smoothly and efficiently! If you look around, the landscaping is green and lush with pops of color, buildings are painted and clean, pools sparkle, the chef at the Cafe serves delicious, healthy food, and the amenities are impressive! Our social director sponsors many relevant seminars for seniors and hosts the best parties! Anzen maintenance staff can handle many maintenance requests and repairs in-house. They completely rebuilt the irrigation system in Lake Susan after it was damaged in a lightning storm. They also sealed and repaired the asphalt in the clubhouse parking lot, Condo C’s parking area, and sidewalks. Anzen staff took over repairs and maintenance of all pools and the entire irrigation system, saving us time and money by managing it in-house. The maintenance staff handles the enormous amounts of work orders expeditiously. As everyone in Golden Lakes, Phase B, knows, we have 800 units with 15 separate condo units and 15 different budgets plus the HOA budget! Dana and her staff hit the ground running to decipher our complex budgets! The accounts are now organized and efficient! “Anzen Team Provides Excellent Service to Golden Lakes Village!”. “Anzen Group Property Management provides excellent service to Golden Lakes Village (GLV). I have lived in Golden Lakes Village for 12 years and Anzen Group is the third property management group servicing GLV. In my opinion, Anzen Group has and is providing the community with superior services compared to the other two property management groups. For example, work orders are normally completed within 24 – 72 hours from submission. The Anzen group employees are respectful and courteous to the residents of GLV. In general, the Anzen Group Property Manager provides training to the employees to do services, such as, maintain the pools, the common areas and the clubhouse efficiently. This training saves the GLV residents money by keeping the costs of running the community down and decreases the need to rely solely on outside venders. The GLV does contract with outside venders for services that Anzen Group cannot provide appropriately. One project that enhanced the clubhouse was opening a café that serves breakfast and lunch five days a week. Residents can check their financial accounts through the website for accuracy regarding maintenance payments. All accounting reports are available to review online, including condo and HOA budgets which keeps residents informed”

“Integrity and Dedication for our Community! Anzen Group Corrected Years of Mismanagement and Accounting Deficiencies” “I want to share this with the residents of Golden Lakes Village Phase B and beyond… It is not a secret that, as treasurer of Village Condominium Association, I spend many hours at the clubhouse, where I see Anzen team and its managing director, Dana Jitcov, in action. I have learned how complicated our Village Condo is, from the legal structure to the constant, never-ending demands from residents. Some questions are simple when, in fact, many need to be researched with possible legal explanations. To the best of my recollection, here are the many accomplishments in the last four years, a testament to Dana’s knowledge and problem-solving skills. It’s not a secret that from day one, January 1, 2020, Anzen accounting team recognized the deficiencies and unpaid bills left behind by our predecessor, Castle Group. They corrected prior years of mismanagement. In fact, Golden Lakes Village Condo has one of the most sophisticated accounting systems, and Anzen paid for. I urge all residents to attend Dana’s board, membership and budget meetings presentations and witness the depth of her knowledge. Attend the budget meetings and see the charts that go above and beyond anything anyone could imagine! For the first time in decades, we have a 30-years cash flow projection done for reserve accounts for all 15 condos! Financial reports and most other documents required by the new law in effect July 2024, have been available online since Anzen Group took over the management of our associations in January 2020! It’s no secret that the prior management company, Castle Group, took refuge in the excuse, “It is not in the contract.” Dana and Anzen team always take pride in assuming new responsibilities. When the COVID-19 vaccine just became available, at the beginning of January 2021, Dana successfully organized the first setup for the PBC Mobile Unit and vaccinated over 1500 residents of Phase A and B for COVID-19 within 2 days! It’s not a secret that Dana and Anzen team’ objective is to improve the image of our community while saving as much money as possible. Dana is a smart shopper. Our clubhouse was redone at very little cost as most items, such as indoor and outdoor furniture, kitchen cabinets, some appliances, doors, etc., were purchased through auctions from high-end clubs. Sylvia, our Entertainment Director’s new glass and wood door was only $14! Plus, by doing in-house most of the work needed on the property, Golden Lakes Village Condo is savings a tremendous amount of money. It’s not a secret that Dana is a super negotiator. In the recent negotiation with the Xfinity renewal, Dana together with the Village Condo Board negotiated a rebate of nearly $120,000 while getting current services at below-market value. While Comcast is agreeable to provide rebates for new contracts, a rebate for a renewal was never an option for them… until Comcast renegotiated their contract with Village Condo. It’s no secret that Dana understands the financial burden many residents face. Anzen team tries to do as much work in-house as possible to save money. The Anzen team has saved us money by adding personnel for irrigation and pool maintenance while having the ability to utilize them for other pressing projects when required. Many employees are cross trained to give us maximum coverage. When lightning struck the Lake Susan irrigation system, the reconstruction was done in-house for just the cost of materials. Anzen saved us tens of thousands of dollars! When the insurance company demanded we repave the clubhouse parking lot, Dana asked the staff if they would be willing to do the asphalt application. The staff learned quickly and finished it with pride! Lake Constance and parts of Golden River look fantastic! She now has an excellent comprehensive staff that works well together. It’s no secret that our Anzen team is obligated to strictly follow our legal documents given to us by the developer and comply with the Florida Statutes, many of which supersede our documents. Our management team has a superb command of the laws that govern our association. They saved us from many litigations and lawsuits in the legal area. Anzen Group Property Management provides excellent service to Golden Lakes Village (GLV).  I have lived in Golden Lakes Village for 12 years and Anzen Group is the third property management group servicing GLV.  In my opinion, Anzen Group has and is providing the community with superior services compared to the other two property management groups.  For example, work orders are normally completed within 24 – 72 hours from submission.  The Anzen group employees are respectful and courteous to the residents of GLV. In general, the Anzen Group Property Manager provides training to the employees to do services, such as, maintain the pools, the common areas and the clubhouse efficiently.  This training saves the GLV residents money by keeping the costs of running the community down and decreases the need to rely solely on outside venders.  The GLV does contract with outside venders for services that Anzen Group cannot provide appropriately.   One project that enhanced the clubhouse was opening a café that serves breakfast and lunch five days a week.  Residents can check their financial accounts through the website for accuracy regarding maintenance payments.  All accounting reports are available to review online, including condo and HOA budgets which keeps residents informed”. – Bobbie Saskin, Board Member, Village Condo Assn.

“I want to share this with the residents of Golden Lakes Village Phase B and beyond… It is not a secret that, as treasurer of Village Condominium Association, I spend many hours at the clubhouse, where I see Anzen team and its managing director, Dana Jitcov, in action. I have learned how complicated our Village Condo is, from the legal structure to the constant, never-ending demands from residents. Some questions are simple when, in fact, many need to be researched with possible legal explanations. To the best of my recollection, here are the many accomplishments in the last four years, a testament to Dana’s knowledge and problem-solving skills.

It’s not a secret that from day one, January 1, 2020, Anzen accounting team recognized the deficiencies and unpaid bills left behind by our predecessor, Castle Group. They corrected prior years of mismanagement. In fact, Golden Lakes Village Condo has one of the most sophisticated accounting systems, and Anzen paid for.

I urge all residents to attend Dana’s board, membership and budget meetings presentations and witness the depth of her knowledge. Attend the budget meetings and see the charts that go above and beyond anything anyone could imagine! For the first time in decades, we have a 30-years cash flow projection done for reserve accounts for all 15 condos!  Financial reports and most other documents required by the new law in effect July 2024, have been available online since Anzen Group took over the management of our associations in January 2020!

It’s no secret that the prior management company, Castle Group, took refuge in the excuse, “It is not in the contract.” Dana and Anzen team always take pride in assuming new responsibilities. When the COVID-19 vaccine just became available, at the beginning of January 2021, Dana successfully organized the first setup for the PBC Mobile Unit and vaccinated over 1500 residents of Phase A and B for COVID-19 within 2 days!

It’s not a secret that Dana and Anzen team’ objective is to improve the image of our community while saving as much money as possible.  Dana is a smart shopper.  Our clubhouse was redone at very little cost as most items, such as indoor and outdoor furniture, kitchen cabinets, some appliances, doors, etc., were purchased through auctions from high-end clubs.  Sylvia, our Entertainment Director’s new glass and wood door was only $14!  Plus, by doing in-house most of the work needed on the property, Golden Lakes Village Condo is savings a tremendous amount of money.

It’s not a secret that Dana is a super negotiator.  In the recent negotiation with the Xfinity renewal, Dana together with the Village Condo Board negotiated a rebate of nearly $120,000 while getting current services at below-market value. While Comcast is agreeable to provide rebates for new contracts, a rebate for a renewal was never an option for them… until Comcast renegotiated their contract with Village Condo.  

It’s no secret that Dana understands the financial burden many residents face.  Anzen team tries to do as much work in-house as possible to save money. The Anzen team has saved us money by adding personnel for irrigation and pool maintenance while having the ability to utilize them for other pressing projects when required.  Many employees are cross trained to give us maximum coverage.  When lightning struck the Lake Susan irrigation system, the reconstruction was done in-house for just the cost of materials.  Anzen saved us tens of thousands of dollars! When the insurance company demanded we repave the clubhouse parking lot, Dana asked the staff if they would be willing to do the asphalt application.  The staff learned quickly and finished it with pride!  Lake Constance and parts of Golden River look fantastic!   She now has an excellent comprehensive staff that works well together.

It’s no secret that our Anzen team is obligated to strictly follow our legal documents given to us by the developer and comply with the Florida Statutes, many of which supersede our documents. Our management team has a superb command of the laws that govern our association.
